It depends on the lot, the size and the finish you want, so we do not publish figures; no two homes are alike. Before any drawing is made, we tell you what your budget can and cannot do.
Design and permits come first, then the build. You get a schedule before we start and you can watch it move week by week. One client’s rebuild went from demolition to an enclosed two-storey home in 5 months.
We work with your architect and designer from the first drawing, so the plans are buildable and priced before they are finished. If you need a team, we bring one.
Walk the house with us and we will tell you plainly. Some houses are worth keeping and adding to, and some are not. The answer is in the structure, the lot, and what you want the house to do for the rest of the time you live in it.
Buying the lot is the first decision of the build, and it is easier to make with a builder beside you. We will read the lot with you before you bid on it.
